How Much Do Impact Windows Cost in Florida?

If you’re shopping for impact windows in the Tampa Bay area, the first thing you want to know is what it’s actually going to cost. And I get it — most companies make that harder than it needs to be.

Here’s the honest answer from someone who’s been installing windows in Florida since 1977.

What Impact Windows Typically Cost

For a standard-size impact window — fully code-compliant with three coats of Low-E, argon gas, and impact-rated glass — expect to pay somewhere between $1,200 and $2,100 per window, installed.

That range depends on a few things:

  • Window size and style — A basic single-hung is going to cost less than an oversized picture window or a sliding glass door

  • Glass package — The standard IG unit (insulated glass unit) includes three layers of Low-E coating, argon gas fill, and impact glass on the interior. Upgrades like turtle glass for beachfront properties add cost

  • Frame type — There’s no one-size-fits-all frame. Florida homes are built differently: stucco over block needs one frame, vinyl or Hardy board siding needs another, and wood-frame homes with stucco need a third. We match the frame to your wall system, not the other way around

  • Impact vs. non-impact — If your area doesn’t require impact-rated windows, the cost is lower. But most of our market does require impact, and even when it’s not required, the insurance savings usually make it worth it

Why Prices Vary So Much Between Companies

You’ll get quotes all over the map. Here’s why.

Some companies use a lump-sum pricing model — one big number for the whole house. That makes it nearly impossible to compare apples to apples.

We do it differently. We provide a line-by-line budget that shows you exactly what every single window costs. Most companies don’t want to do this because it makes their pricing transparent. We think that’s exactly the point.

With a line-by-line budget, you can:

  • See exactly where your money is going

  • Prioritize the windows you need most

  • Replace in stages if your budget requires it

  • Make informed comparisons with other quotes

What’s Included in Our Price

When we quote a window replacement, here’s what’s included:

  • Removal of the old window — We deglaze the glass, cut and collapse the old frame inward to protect your walls, and remove everything cleanly

  • Professional installation — The new window is shimmed, leveled, and foam-injected for a precision fit

  • Exterior sealant — We use Quad Max, which carries the longest warranty of any sealant available in North America

  • Hand-cut trim — Finished on-site for a clean, custom look

  • Interior trim when needed — If your walls have shifted over the years (very common in older Florida homes), we trim the interior so everything looks straight and finished

  • Permits — 99% of Florida building departments require a permit for window replacement because windows are a structural component. We handle all permitting

Do You Actually Need Impact Windows?

In most of our service area, yes.

Right now, all of Pinellas County requires impact-rated windows. Most of Hillsborough, Manatee, Sarasota, and Pasco counties do as well. And the trend is moving toward requiring impact across all of Florida as insurance companies continue to tighten requirements or leave the state entirely.

Even in areas where impact isn’t technically required by code, there’s a strong financial case for it. Homeowners insurance offers a substantial annual credit when all openings in your home are covered or protected — whether that’s impact windows, impact doors, or hurricane screens.

Those annual savings add up fast and can significantly offset the upfront cost over the life of the windows.

How Much Does a Full House Cost?

It depends on the number of windows and the size of your home, but here are some rough benchmarks:

  • 4 windows — Half-day job, roughly $5,000–$8,400 depending on size and specs

  • 10–12 windows (typical single-story slab home) — Usually completed in one full day, roughly $12,000–$25,000

  • 15–20+ windows — Larger homes or multi-story properties will vary more, but our line-by-line approach means you’ll know the exact cost before we start

For sliding glass doors, there’s additional work involved — we level the floor before setting the track to ensure the door operates properly for years, not just on day one.

The “Buy Today” Trap

Here’s something worth knowing: if a window company is sitting in your living room telling you “today’s the day to buy” or dropping the price three times in one visit, that’s a red flag.

We don’t do that. When I come to your house, I show you a couple different window options at different price points, hand you the line-by-line budget, and I leave. No three-hour sales pitch. No countdown timer. No “if you sign today” discounts.

We want you to digest the information, compare it to other quotes, and make the decision that’s right for your home and your budget. If you look at our reviews, that no-pressure approach is one of the things our customers mention most.
