Replacing Windows in a Florida Condo

Replacing windows in a condo is a completely different process than replacing windows in a single-family home. There are extra rules, extra steps, and a lot of misinformation floating around. Here’s what you actually need to know if you own a condo in the Tampa Bay area and you’re thinking about new windows.

You Can’t Pull Your Own Permit in a Condo

This is the biggest thing most condo owners don’t realize.

In a single-family home, a homeowner can sometimes pull their own permit (although we always recommend letting a licensed contractor handle it). In a condo, that’s not an option. Condo associations will not allow a homeowner to pull their own permit or install their own windows.

There’s a good reason for that. Windows are a structural component of the building. When you’re dealing with a shared structure — where your walls, your neighbor’s walls, and the building envelope are all connected — there’s zero room for error. A bad installation doesn’t just affect your unit. It can compromise the integrity of the entire building.

That’s why condo associations require a licensed, insured contractor to handle the work and the permitting.

Permits Are Required Almost Everywhere in Florida

Whether you’re in a condo or a house, 99% of Florida building departments require a permit for window replacement. Windows are classified as a structural component, and FEMA audits building departments to ensure compliance.

The only exception we’ve come across in our entire service area is Dunedin — it’s the only building department in the state that doesn’t require a permit for window installation. Every other jurisdiction we work in requires one.

We handle all permitting as part of the job. You don’t need to call the building department, fill out applications, or schedule inspections yourself. That’s all on us.

Impact Windows Are Likely Required for Your Condo

Most condos in our market are in areas that require impact-rated windows by code:

  • All of Pinellas County — impact required

  • Most of Hillsborough County — impact required

  • All of Manatee and Sarasota — impact required

  • Most of Pasco County — impact required

Even if your specific condo isn’t in a mandatory impact zone, your condo association may still require it. And from an insurance standpoint, it almost always makes financial sense. Homeowners insurance provides a substantial annual credit when all openings are covered or protected — and in a condo, that credit can be significant given the number of units and the building’s overall risk profile.

If your condo is on or near the beach, you may also need turtle glass — a special glass designed to reduce light pollution that can disorient nesting sea turtles. This is a Florida-specific requirement for beachfront properties.

What the Installation Process Looks Like in a Condo

The installation process in a condo is similar to that of a single-family home, but with a few differences:

Same as a house:

  • We remove the old window by deglazing the glass and collapsing the frame inward to protect the walls

  • The new window is shimmed, leveled, and sealed with foam injection

  • Exterior is sealed with Quad Max (the longest-warranty sealant in North America)

  • Interior trim is hand-cut and finished

Different in a condo:

  • Access and scheduling — We often need to coordinate with the condo association or property manager on timing, elevator access for materials, and parking for our crew

  • Noise and disruption — We’re mindful of shared walls and neighboring units. Most condo window jobs move quickly — a typical unit can be completed in a single day

  • HOA approval — Many associations have specific requirements about window styles, colors, or manufacturers. We can work within those specs and help you get the documentation your HOA needs

  • Building-wide projects — Some associations coordinate window replacements across multiple units at once. We’re set up to handle that kind of volume efficiently

How Much Does It Cost to Replace Condo Windows?

Condo windows typically fall in the same price range as residential: $1,200 to $2,100 per window for a standard-size impact window, fully installed.

The exact cost depends on window size, glass package, and any special requirements (like turtle glass for beachfront condos). We provide a line-by-line budget so you can see exactly what each window costs — no lump sums, no hidden fees.

Common Misconceptions About Condo Window Replacement

“My insurance will pay for new windows.”

Not quite. Homeowners insurance doesn’t cover window replacement the way it covers roof damage. But it does offer annual premium credits when all openings in your unit are protected with impact-rated products. Over time, those savings are substantial.

“I can just hire a handyman to do it.”

Not in a condo. Even if you found someone willing, your association won’t allow it, the building department won’t issue a permit to an unlicensed individual, and you’d be putting yourself and your neighbors at risk. This is a licensed contractor job — full stop.

“All impact windows are the same.”

They’re not. The glass package, frame type, and installation quality all matter. We use Cardinal glass (a North American manufacturer) and match the frame to your building’s specific construction — whether that’s stucco over block, Hardy board, or another system.

“It’s going to take forever and be a huge disruption.”
